Read this before relying on website, digital-assistant, referral or social-media content from AUD Finance.
1. Entity and credit authorisation
Prospect Invest Pty Ltd atf The Prospect Trust trading as AUD Finance Advisor (ABN 23 527 993 752, Credit Representative 410281) is authorised under Australian Credit Licence 389328. The lender panel does not represent the entire credit market and access is subject to accreditation.
2. General information only
Website, learning, digital-assistant, email, referral and social-media content is general information prepared without considering your objectives, financial situation or needs. It is not legal, tax, accounting, immigration, conveyancing, financial-planning or investment advice and is not a substitute for a personal review by an appropriately qualified professional.
3. Automated digital assistant
The digital assistant is automated, not a human broker and not a lender. It uses controlled rules to give limited general responses, structure user-entered facts and create an internal follow-up label. It does not check all lender policies in real time and may produce information that is incomplete, inaccurate, misunderstood or out of date. It cannot select a lender or product, verify serviceability, predict approval, provide personal credit assistance or monitor an urgent situation. Ferdi must review the full circumstances and supporting evidence before any personal credit assistance is provided.
4. Human review and credit process
Personal credit assistance begins only after reasonable enquiries about your requirements and objectives and financial situation, verification of relevant information, and consideration of applicable obligations. Any lender comparison or recommendation is subject to the documents and disclosures provided in that process. Do not enter a contract, incur a cost or make a financial commitment solely because of website or chatbot content.
5. Rates, calculations and time-sensitive information
Rates, repayments, LVRs, fees, savings, equity, borrowing ranges, duties, government schemes, foreign-investment rules and lender policies can change and may be rounded or illustrative. Actual outcomes depend on verification, loan amount and term, valuation, credit assessment, security, residency, lender policy, fees and product terms. A lower repayment may result from a longer term and may increase total interest. Check the stated review date and obtain current confirmation before acting.
6. Lenders, approval and availability
No lender is required to accept an application. Approval, valuation, interest rate, settlement timing and access to a product are never guaranteed. Lender criteria, terms, fees and conditions apply. Foreign-citizen and overseas-income pathways are available only through selected lenders and remain case by case. Displaying a lender logo does not mean that lender is suitable or available to a particular applicant.
7. Government, tax, legal and foreign-buyer matters
Eligibility for a government scheme, grant, concession, FIRB approval or exemption, visa outcome, duty treatment or tax position must be confirmed with the responsible authority and an appropriately qualified adviser. AUD Finance addresses the credit side only. A foreign buyer should obtain legal advice before signing any contract, particularly an unconditional contract.
8. Referral partners and rewards
Referral partners are independent introducers, not employees, agents, credit representatives or authorised advisers of AUD Finance. They must not recommend a lender or loan, promise approval or provide credit assistance. A partner may receive an eligible referral reward after disclosure and consent; this does not increase the client’s loan and does not remove the client’s freedom to choose whether to proceed. 9. External links and third-party content
Links to lenders, regulators, government agencies, review platforms, maps or other third parties are provided for convenience and do not amount to endorsement or control of their content. Third-party sites can change without notice and have their own terms and privacy practices.
10. Liability and rights that cannot be excluded
To the maximum extent permitted by law, AUD Finance does not accept liability for loss caused by relying solely on general, automated, outdated or third-party content instead of obtaining an appropriate personal review. Nothing in this disclaimer excludes, restricts or modifies any guarantee, duty, remedy or right that cannot lawfully be excluded, including applicable consumer-protection, privacy and mortgage-broker obligations.
11. Hardship, urgent situations and complaints
The website and assistant are not monitored as an emergency or hardship service. If repayments are difficult, contact your lender’s hardship team promptly or the free National Debt Helpline on 1800 007 007. For a complaint about AUD Finance, contact ferdi@audfinance.com.au.
